Summary of our Services:

FIRPTA (Foreign Investment in Real Property Tax Act): We perform FIRPTA related services for individual Canadian sellers of U.S. Real Estate including FIRPTA tax refunds!  Due to our low overhead, and our specialization in this one service, our fees are typically 50% less than other FIRPTA providers. You also get more personalized service directly from the same CPA that specializes in FIRPTA transactions from start to finish!

U.S. Tax Preparation for Foreign Clients: We prepare U.S. tax returns for Canadians who have sold real estate in the United States so that they can obtain their tax refund. We also prepare the applicable State tax return where the property was located as well. We then provide copies of the tax returns to our clients so that they can be shared with their Canadian tax preparer who would complete their Canadian tax returns. 

Individual Tax Idendtification Numbers (ITIN): We help Canadians obtain their U.S. Individual Tax Identifaction Number (ITIN) which is needed for filing their U.S. tax return and obtain their tax refund. 

IRS Certified Acceptance Agent (CAA): We are a Certified Acceptance Agent (CAA) with the IRS which means our foreign clients do NOT need to send their passports to the IRS along with their ITIN applications which is a huge advantage and added convenience for them!  We can meet in person and certify your passport for you, allowing you to keep your passport in your possession at all times. If our clients cannot meet in person with us for this process, we have an alternative way for you to get your passports certified.

Withholding form preparation for buyers of foreign owned real estate: If you are a U.S. citizen purchasing property being sold by a foreign person, you are responsible for filing the necessary forms with the IRS, and we can prepare these forms for you.
